This is the most under recognized home valuation tool you’ve got as a buyer. You won’t be able to get answers to all the questions you have, but if you can entice a seller to share their story about why they bought it to begin with, you will learn a lot more than you realize.

This Oakland oasis in Bergen County had some key features we wanted to highlight like the full size basement that ran the length of the property and the newly installed Tesla Charging station attached to the garage. But what our buyers wanted to know was this.

WHY did you buy it to begin with?

Our seller’s said; “It was all about that room, that light, that view!” When they first visited this home the current owners said they liked it, it was what they needed; 4 bedrooms, 3 bathrooms, a nice big yard and a large basement. But when they entered the great room with it’s double height ceiling, full vaulted windows, wood burning fire, open concept living connecting kitchen to dining to study, it was a done deal.

It all begins with an idea. After some interesting life paths led us abroad to Europe, the Caribbean, Boston and back to NYC, both Betsy and I landed in the same suburban area of North Jersey we grew up in. So the idea came, lets serve those we know.

  1. They limit showings & Open Houses which impacts foot traffic. While marketing and online views of professional photography draws clicks, the foot traffic is what brings the buyer in most cases.

2. Feedback is received and processed emotionally rather than through a business lens. The feedback from potential buyers is what you as the seller can use to best position your home in the market to meet their needs. Take it, learn from it and adjust to win!

3. Great taste in home décor is a gift and something you should be proud of but please understand, STAGING is not Decorating. Professional stagers are not creating a space to live in, but one that will sell. There is a difference in the intent and thus the design is curated for that experience.

BONUS TIP:

Do not overprice! That’s called chasing the market. You want buyers to chase you, not the other way around.
